Sustainable Housing: A Review from the Perspective of Real Estate Valuation

Abstract

The purpose of this paper was to identify how real estate valuation specialists integrate the sustainable qualities of residential buildings in determining their market value. Through a descriptive review of the scientific literature published since 2020, it was found that there is interest among architects, housing developers and society in managing and inhabiting sustainable spaces, which is overshadowed by the intention of obtaining maximum economic gains in housing projects.  The results show that, to determine the commercial value of sustainable housing, the physical approach and the comparison approach -when the sustainability factor is included- are the best received by real estate valuation specialists. In addition, it is noteworthy that sustainable housing presents benefits and desirability in the real estate market that are difficult to detect in a traditional inspection of the subject to be valued. The reflections presented in this paper contribute to the construction of a new paradigm for obtaining the commercial value of buildings that includes the social perception of sustainable housing.
